How was business in 2014?

Looking to upsize or downsize in this new year? Kicking off the new year with new office space might give your business that “refresh” it needs for a successful and productive year.

So, what should you look for in a new office? Here are the questions you need to ask before moving into a new space!

  1. Who is the owner/landlord? You want to know if you’ll be dealing with someone locally or a national organization, perhaps on a different timezone.
  2. Is the building at risk of foreclosure? Though the economy is on the rise, it is a valid concern that could leave a tenant curbside with little notice if the answer is unknown. County Clerk office data is free to be searched online by the public.
  3. What maintenance is the responsibility of the owner vs tenant? This is important when comparing rates to be sure you are comparing apples to apples. For example, sometimes landlords cover AC maintenance and other times they do not. It adds up!

Once you research a couple of spaces, you should have enough data to compare and make an educated decision. Make sure to factor your business’ potential growth and availability to expand the space if needed. Caution: the cheapest rent in town is not always your best option…it may NOT be the right fit for your business long term, and could end up costing you more in moving expenses and multiple build out costs in the long run.

  1. Wish you were located here in PA, Holly! (well, actually, I wish I were located in Tampa!)

    Great tips here — especially the idea that cheapest isn’t always a good fit long term. I have heard dozens of horror stories of business owners who opt for the least expensive space, but then regret that because of all the other issues that pop up. (spotty internet, repairs not made, poor parking, etc.)

    1. Hi Cathy, I know.. I’ve lived through it! It’s so important to make sure the space checks out in all aspects of what a client is looking for. I always remind them of this! At the same time, the most expensive space doesn’t always mean all of the bells and whistles are necessary.

  2. As someone who has never had to lease or buy office space I know these suggestions would be very valuable. And these days I primarily work from home when I’m not out and about in the community but will definitely pass your free rent offer along!

    1. LOL location is crucial, you’re right! But knowing who you’re dealing with and being transparent about the options and their goal is equally important for a happy agent & client!

  5. Excellent points, Holly. I wouldn’t even have thought about checking on a building’s foreclosure status. And absolutely — find out — and put in writing! — who is responsible for what.
